Allisee Residential Community

Allisee is a medium-scale apartment residential community set around an inner harbour, pools, parks and gardens.  Its configuration differs markedly from a former strategy which had proposed a much higher, denser ‘wall’ of buildings encircling the harbour with scattered, lower value development around the remaining site.

By utilising the pools to in effect expand the water space, our concept allowed fewer buildings and apartments to be developed for the same overall value. This concept enabled the buildings to be widely spaced, gardens to interface with surrounding context, an important Aboriginal midden to be preserved and a significant historic fig tree to be retained. The more relaxed plan was also able to be translated into an architecture of shifting and curving geometries, articulated externally and internally by varied volumes and apartment types, extensively utilising cross-ventilation.

A recreational pavilion is the small heart of the community, forming a crafted, tactile counterpoint to the more robust apartment buildings of the Broadwater precinct. The pavilion comprises active and passive sport and recreation facilities, including a gymnasium, sauna and steam room, community meeting space, tennis court and lap pool. The pavilion is, however, conceived as a ‘brise soleil’ rather than a defined building envelope.

Allisee is an endeavour to demonstrate the lifestyle values – social interaction, community facility utilisation – that can be better fostered through compatible low-medium rise development, public accessibility and spatial diversity.
